Tenant Move-In Checklist
Complete this checklist before and on your moving day
This checklist is designed to ensure a smooth, well-documented move-in experience for all new Erga Properties tenants. Please complete each step and retain a signed copy for your records.
Before Moving In
- Signed lease agreement received and retained
Keep a physical and digital copy
- Deposit paid and receipt obtained
Receipt must reference lease and property address
- First month's rent paid
Pro-rata if moving in mid-month
- Certified copy of SA ID / passport submitted to Erga
- Proof of income / employment letter on file with Erga
- Utility account transfer / application submitted
Electricity, water — confirm with Erga which apply
- Home contents insurance arranged (recommended)
Erga's building insurance does not cover tenant contents
- Contact details updated with Erga office
Cell number, email, emergency contact
On Moving Day
- Joint ingoing inspection completed with Erga representative
Both parties sign the inspection report
- Inspection report signed and copy retained
Documents pre-existing defects and condition of all fixtures
- Meter readings recorded and photographed
Electricity, water — date-stamp the photos
- All keys, remotes and access cards received
Count and sign acknowledgement form
- Parking bay / garage allocation confirmed in writing
- Property rules and regulations document received and signed
- Emergency contact numbers saved

Within Your First Week
- Report any maintenance issues not noted in the inspection
Use the Erga maintenance reporting channel within 7 days
- Test all appliances and fixtures (stove, geysers, taps, lights)
- Confirm refuse collection day with Erga or building management
- Update your postal address with banks, SARS, and other institutions
- Confirm debit order or payment method for monthly rent
Rent due by 1st of each month — late payment attracts interest
- Read and familiarise yourself with the Tenant Code of Conduct
